The Cottage

Brackenhurst Cottage is a charming two bedroom property, annexed to your hosts main home, yet completely private. With it's own fully enclosed garden and private entrance, the cottage has been carefully thought out and beautifully furnished to create the perfect holiday hideaway for up to four guests and up to two four legged family members. The cottage is within walking distance of the village amenities, including pubs, tea rooms, shops and the beach. There is wonderful walking directly from the garden on the National Trust West Runton Heath and further countryside walks accessible, a short distance from the cottage.

The open plan living space is accessed from the rear of the cottage, through French doors. The modern fitted kitchen has everything you will need to prepare tasty meals, when you are not dining out in the local pubs and restaurants along the coast. There is an integrated oven and electric hob, under counter fridge, microwave, dishwasher and washing machine. The extending dining table comfortably seats four people and the seating area has two super comfy sofas, to cosy up on, with a book or in front of the large smart TV with sound bar in the evening. In the colder months there is a wonderful wood burner, perfect for warming toes after a long day walking or exploring the beaches nearby.

Upstairs there are two double bedrooms. Bedroom one, looking out to the rear of the cottage has a super king size bed, with bedside tables, a chest of drawers and a cupboard with hanging space. Bedroom two, looks out over the front garden and has flexible beds that can be made up either as a super king or as twin 3ft single beds, depending on your preference. The family shower room has a large shower enclosure with mains pressure shower, WC and wash hand basin.

Outside

Located at the end of a partially unmade private road, Brackenhust Cottage enjoys a wonderfully peaceful location. With parking for two cars in the main house driveway, the cottage can be approached either via the picket fenced front garden, or via the private pedestrian gate from the road. There is an EV charger accessible for guests on the driveway. There is an additional charge of £50 per booking to use the EV Charger.

The cottage boasts a great sized garden that wraps around three sides of the building. The pretty front garden is laid to lawn, bordered with pretty planting and a garden bench and a path leads around the side to the rear of the cottage, where there is a fenced courtyard garden with dining table & chairs and a BBQ for al fresco dining in with summer months. The whole garden is fully secure for pets, when the pedestrian gates are closed.

Location

Nestled between the Victorian seaside resorts of Cromer and Sheringham, West Runton is a popular seaside destination in its own right. A bustling village, boasting a train station, shops and a choice of places to eat and drink, including The Village Inn pub, The Dormy House Hotel, The Links Hotel, all within walking distance of Brackenhurst annexe. There is also the wonderful Rocky Bottoms fish restaurant just outside the village, commanding lovely views over the sea.

The village also boasts the lovely Corner house Tea room and the West Runton beach cafe. There is a small fossil museum display,and in the summer regular local craft vendors as well as the car park and coastal path .

West Runton famous for its Woolly Mammoth fossil discovered in the 1990’sand is part of the Norfolk Deep History Coast line some fossils can still be discovered on the beach today. Also the rock formation at low tide forms part of the famous Sheringham Chalk .

The sand and shingle beach, with an expanse of sand and rock pools when the tide goes out, has it's own car park and miles of footpaths and bridleways all around.

West Runton also boasts a pay to play nine hole golf course and is also home to the Hilltop Shirehorse Centre and the famous Woolly Mammoth fossil which forms part of the Jurassic coast.

Brackenhurst Cottage is located at the end of a private road, with immediate access from the front door to National Trust land with wonderful walks through woodland and countryside.
