On entering the cottage you are welcomed into a beautifully furnished open plan living space with a sitting room, comfortable sofas and wood burning stove, separate dining area with a round table and chairs and well-equipped modern fitted kitchen with a butler sink. The space is bright and airy and has been recently renovated, whilst still retaining the original features. The perfect cottage for winding down after a long walk and cosying up on the sofa with a good book. The stylish bathroom on the ground floor is fully tiled with a wash hand basin, loo and walk in shower.
Upstairs, the principal bedroom is light and spacious with a king size bed, storage space and looks out to the front of the property. The other two bedrooms both have single beds and storage space.

The cottage is set back off a quiet road and with a gravel driveway for two cars.
The rear garden is accessed via the rear porch which takes you out to a decked area with a sofa, two chairs and a coffee table, perfect for enjoying a morning coffee. There is also a table and four chairs for al fresco dining and a fully enclosed lawned area at ground level and up some steps to a larger garden.
Southrepps is a charming village with St James' Church and for keen walkers, Lower Southrepps offers wonderful countryside walks from the doorstep. The Vernon Arms and the village shop are both within walking distance from Victoria Cottage. At the opposite end of the village is the renowned Suffield Arms, an extraordinary 19th century Art pub, serving Mediterranean food and tapas with a glorious beer garden. Gunton Train Station is directly opposite, with access to Norwich and beyond. The village is also well located for access to the coast with Cromer, Trimingham or Overstrand Beach a short ten minute drive away. The market town of North Walsham is six miles away and has excellent amenities including three supermarkets (Waitrose, Lidl and Sainsburys), an independent butcher, two doctors surgeries, a vets and a train station with direct transport links to Norwich and beyond. Cromer is also nearby with excellent amenities, supermarkets, plenty of independent shops, cafes and restaurants.
The surrounding area is a wonderful part of the Norfolk countryside, with easy access to beautiful sandy beaches. The Victorian seaside town of Cromer with its iconic Pier and shows is a charming town, with cliff top walks forming part of the North Norfolk coastal pathway. Further along the North Norfolk coast there are many quaint and quirky coastal villages and inlets to explore. The Broads are within easy reach for a great day out as is the lovely city of Norwich, with its castle, museums, theatres, restaurants and great shopping.
